What the numbers mean for your call list.
In a typical year only about 1 in 23 homes in Cuyahoga County sells. About 4 in 10 of the homes we mark Hot sell within a year. That is about 9 times the rate of an average home.
Hot means a home scored at least 5 times the county rate, the same rule the app uses. Those are the homes to call first, and the reasons behind each score tell you what to say.
Every one of the 500,000+ homes in Cuyahoga County gets a score.
How we test
Score first, look at the answers later.
We trained the model on records through spring 2024, then had it score 1,410,836 Cuyahoga County homes across the following year without letting it see what happened next. Twelve months after each score we checked who had actually sold. No peeking, no do-overs.
Of the 15,819 homes it marked Hot, 40.6% sold within the year, against a county rate of 4.42%.

Stability check
Not a fluke: sixteen tests over four years.
In 16 separate quarterly tests since 2021, the top of our list sold at more than 3 times the county rate every single time.
This is a separate, older-style test: every quarter since 2021 we retrained on the past alone and scored the county again. "Homes that sold" is the share of all homes that listed that year; the other two columns are how often homes in the top slices of our list sold.

The county rate fell from 6.1% to 4.5% over these years, so every figure above is measured against its own year.
The fine print
What the numbers do not say.
- Results are for Cuyahoga County, Ohio, where the model has the deepest history. New markets are tested the same way before agents see a score.
- The headline figures and the stability check are two different tests; we never mix their numbers.
- A locked live cohort from July 2026 is still maturing and is not included above.
- No model predicts an individual sale. HiTouch ranks; you still have to call.
